Lessons Learned Hgtvs the "stagers"

I was curious, as I'm sure the rest of you, when it was announced this new transmit the program on HGTV on July 22 whether it would be a true representation of what life is like setting. I would have to say it is probably the most realistic of the shows that are there today, but not the whole story. Regardless, here are some things that I think you could learn from the series.

1) Have a plan for your project. I'm actually a bit surprised by the lack of planning and chaos that is represented. Maybe it's just for the TV drama to make it more interesting, but realistically, if that is how is running your business, you NEED TO TAKE CONTROL immediately.

My recommendation to you is:

a) always see the property in advance

b) before taking photos

c) Map plans for each room so that the choice of inventory is more specific and uniform

d) create an inventory list of necessary test.

There is absolutely no reason why most projects must have more than one day. I would say that 97% of the staging line "" projects I've worked on it in one day. Anything that took longer was because the size of the project (5000 + square feet or multiple units) or if there are delays in related projects.

When I started my staging business, I was running back into the bodega to pick up things we forgot or shopping in the last minute because they had what we needed, and I'm not saying they will not have to do it from time to time, but want to avoid these delays as much as you can and the best way is to have a plan going into each project.

2) Not having touch with your customers. The designers in "stagers" are good to keep their opinions to a minimum in front of the customer. Some of the other test programs seem to enjoy making fun of how terrible a house that looks. I am in favor of being sincere and honest with their customers, but be discreet definitely earn more brownie points and help you maintain your professional image.

Most Sometimes they already know your property is not "sold" condition, that is why we called you. There is no reason to make a mockery of the situation. Such Again, the criticisms are of the sailors, but most people in real life would not be too excited if this is how you approached them.

3) How to keep your inventory organized. This is always a challenge for any firm test. It is an endless struggle with "too much" when everything back and not having enough when you're super busy.

The store Dekora presented in the program is enormous compared to probably 99% of companies outside stop there. Most of us do not have the luxury of a 10,000 square foot space with inventory, seemingly limitless. I started with the storage of my inventory in our garage a car and the stairs again when my husband and I lived in a house. He eventually graduated from a larger storage unit, then two, and finally to a warehouse of 1100 square meters.

Then there was the challenge of keeping organized areas – bed linen, kitchen accessories, bathroom accessories, flowers and greenery, silk trees, lamps, chairs, art, etc. toyed with the idea of building shelves for us to harness the vertical space in the store, but then there was the security issue with our team members goes up and down.

Can not say I ever really perfected "organize the store, but one thing I always tried to do was decompress after a Bundestag and put everything in their respective areas so that was easy draw from inventory for the next project. The more disciplined you are in this area, the more you can stay healthy. Actually designated Friday or a day that there were no projects scheduled trial as days of storage – time to reorganize, clean and repair the inventory.

4) Keep in mind that potential buyers and Design will be staging accordingly. This ability will set you apart from being just a "wannabe" staging server to be a real Real Estate Partners and a trial design professional.

There are many Realtors who are guilty of this. Not taking into account that the target audience is – who would be a possible buyer? Is it a young family? Are they empty nesters? Are young singles / Bachelorette? These considerations should be the top mind when designing your staging.

It is not just adding to art and furniture in a room. The personality that is added with accessories should describe the type of lifestyle you want to live in that house. This is something that designers in the program is well to study and work.

5) Create test equipment. This is something that you all must work. As in the program, with the head of stage, Senior Stager, Home Stager, stage assistants, Movers, Maintenance, etc, so it should.

My role was a cross between the head and stop as I never Senior Stager completely hands free. Building a team to work with no only streamlines every project, so does a lot more fun because you can bounce creative ideas off one another.

I've had people in my team at all levels. Movers that only helped to move inventory and test sites (mostly large pieces of furniture so we totally can relate with the sofa would not fit in the elevator or door – afraid to get those calls), practical test really made the hands in the staging of work, but may be the perfect team member to help clean furniture, clean mirrors and art, bedding, iron, pump up air mattresses, etc.

I also strongly believe should be a Team Leader so that someone is responsible for the site, otherwise it would be too chaotic.

Here are some other tips in the program that you should definitely consider for your own business (if not already doing so):

* Integrate the principles of feng shui in their staging (in some parts of the country, this is huge – as much. Cal)

* Do not forget to address issues curb appeal

* The most attractive painting, unmarketable wall colors

* Add drama and high-impact accessories

* Chambers of bringing back its initial purpose

* Do not fight what is not working, like trying to wear things that the homeowner
